MODULAR FLEXIBILITY

MODOM has realized the dream of modularity thanks to the conception of the MHW constructive system that allows to realize infinite combinations. In compliance with current legislation, it is possible to modify buildings, even after construction, to change the structure or internal distribution.

INTENDED USE

The architectures proposed by MODOM can be easily customized, in the choice of the plant components and interior furnishings, in order to satisfy every need of the client. Architectures identical to each other can have different functions.

In the theme of green building, the foundation is an essential element because it is the link between the building and the land on which it is laid. MODOM proposes quality solutions able to isolate the building from the ground, to make it more durable, healthy, performing and less impacting on the ground.

REVERSIBLE FOUNDATION

MODOM proposes removable foundations that attack the ground in a minor way. Although built to last over time, they can be easily removed allowing the construction site to be returned to nature.

For those who have chosen to live permanently, MODOM proposes traditional foundations, firmly anchored in the ground, built to last.

A mobile foundation allows moving each building according to needs. MODOM proposes this solution for those who do not need to live a place in a stable way.

WITHOUT LEAVING TRACES – ZERO FOOTPRINT

Indicates the set of building works necessary to make the connection between the building and the land on which it rests. The problem of the relationship between the building and the land, in architecture, has given rise to a rich repertoire of configurations.

It is one of the building nodes in which the most technical and architectural intentions have been merged to create solutions to protect and enhance the function, the solidity and the importance of the building itself.

In the study of ground attack, many factors have to be resolved such as the arrangement of the terrain, the structural characteristics of the foundation and the connection to network services.

After defining the bearing capacity of the ground and the loads that weigh on it, we start from the choice of the type of foundation structure, sized starting from the project to be realized, and then going to manage the connection to the plants.

MODOM, despite the preference for zero-footprint-oriented types, offers different types of foundations, from the most traditional to the most innovative, which satisfy every construction and architectural need.

TRADITIONAL


STRIP

It is a surface plate in reinforced concrete in the shape of a parallelepiped. The dimensions of length and width are linked to the geometry of the building in support, the thickness instead, generally between 40 and 100 cm, depends on the load that will have to bear and the characteristics of the ground. This solution allows the load of the building to be distributed on the ground in a more uniform way, avoiding any differential ground failures.

REVERSE BEAM

Made of reinforced concrete, it consists of continuous beams, embedded in the ground, which connect all the foundation plinths to each other. The beams embedded in the ground are shaped like an inverted “T”. This solution is particularly effective in countering the differentiated subsidence of the ground.

PILOTIS

Designed to transmit the building load on the ground by pilotis (steel, reinforced concrete or wood) anchored to plinths or reinforced concrete poles drowned in the ground. This type of foundation allows the building to be raised from the ground and adapts easily to soils with significant slopes. The impact on the ground is minimal.

SCREWS OR MICROPALS

It consists of screw-shaped poles in galvanized steel with a cylindrical shape, suitably screwed into the ground. The upper head of the pole, which remains outside the ground, consists of a steel plate on which the fastening elements suitable for connecting the pole to the structures to be supported are welded. The screws are sized according to the required loads and the type of soil in which the foundation is to be built.

SUPPORTED ELEMENTS

Composed of prefabricated linear elements in reinforced concrete, steel or wood that are placed on the ground and anchored. This foundation allows the support of small buildings. It is designed to leave no trace on the ground, the elements can easily be removed together with the removal of the building.

PREFAB BLOCKS

ANTI-SISMIC SAFETY

To create an anti-sismic building with dry systems, regardless of the material used, MODOM designs every structural element in detail. Wood, unique in its characteristics, if used well becomes a building material with excellent performance.

GUARANTEES AND CERTIFICATIONS

Although best practices are a standard, MODOM recommends certification of buildings at third-party agencies. They guarantee a control during the construction process and advantages for their pockets as the main asset value of the building and facilitations in the lighting of the home loan.

FIRE PROTECTION

In case of fire wood, unlike other materials, burns constantly and therefore controllable. The outer layers carbonize, preventing combustion from continuing in the resistant inner layers. These characteristics give the MODOM structures the durability needed to evacuate the building safely.

ANTI-SISMIC

A building must be able to withstand the forces induced by seismic waves, which can be tens of times greater than those produced by the wind. MODOM, with the MHW constructive system, realizes solutions already designed, verified at the earthquake and optimized for 94% of the Italian territory. The prefabricated elements are self-supporting and protect the construction from seismic stresses that act on the structure allowing the work to remain unscathed or suffer, in the worst case, minor damage and easily restored. The structural capacity of the prefabricated modular elements is capable of responding to every design requirement, allowing it to easily respond to any dimensional need.


ANTI-FIRE

“Fire-fighting” refers to the complex of activities aimed at preventing fire risk. For this purpose MODOM realizes its structures with certified and fire resistant materials and assembles them on site with anti-spark tools. The wood, used for the construction of the structures, is endowed with excellent resistance to fire: the surface layer of this material, in contact with the fire, carbonizes and protects the internal fibers that are consumed at a constant speed. The structure retains its mechanical capabilities and guarantees sufficient time to evacuate the building. MODOM supplies, in each product, an instruction manual in which maintenance of the electrical system, lightning protection and ventilation of the premises is planned. The combination of these practices, together with the correct use of household appliances, allows to avoid the danger of fires even after the realization.


GUARANTEES AND CERTIFICATIONS

Sustainability, green building and low environmental impact are the objectives of MODOM. To be able to make an objective prospect, it is good to rely on international protocols for certifications, developed to give guarantees to consumers, which define what are the areas of action to make a building really eco-friendly and quality. The certifications define a common standard of measurement, promote virtuous practices for a design carried out in a workmanlike manner and take into consideration areas such as the systems used in construction, energy consumption, waste management, the characteristics of the materials used, certifications specifications of each element (such as wood from forests with guaranteed reforestation, FSC rating), air quality, natural lighting, acoustic comfort and more. MODOM aims to certify the quality of its building system, rather than the individual building.


MANAGEMENT’S SAVINGS

Energy savings can be achieved in many ways. The first important element is undoubtedly the design and construction of well-designed enclosures, with high-quality materials and performance. Excellent values ​​of transmittance and phase displacement of the enclosure allow to minimize the exchange of heat between inside and outside, reducing the need to heat or cool the building. Another important element is the use of plant solutions designed to generate electricity and heat, such as solar panels. Finally, it is important to choose furniture and home appliances with a view to energy saving, such as LED lamps.
